Overview

Commercial projects in the Florida Keys layer hospitality, waterfront, and hurricane-rated conditions on top of standard commercial code. We engineer restaurants, retail, mixed-use, offices, hotels etc. across Monroe County.

What We Deliver

Commercial Engineering Capabilities

New commercial building design

Structural design and engineering for ground-up commercial construction — from shell buildings to restaurants, retail, and mixed-use developments across the Keys.

Restaurant engineering

Specialized structural design for Keys restaurants: Dining-room clear spans, patio and bar extensions, hurricane-rated enclosures, and covered outdoor seating.

Retail and mixed-use engineering

Structural engineering for multi-tenant retail, storefront renovations, loading areas, and mixed-use shells that stack residential units above commercial ground floors.

Office building engineering

Commercial office design and tenant-improvement engineering for professional services, medical, and coworking spaces — including life safety plans and structural modifications.

Commercial remodels and rebuilds

Full remodels, post-hurricane rebuilds, and use-change conversions — retail to restaurant, office to medical, and every configuration in between.

Site plans

Commercial site design coordination covering setbacks, parking, drainage, and emergency vehicle access for Monroe County review.

Commercial restoration and spalling repair

Concrete repair engineering for aging commercial structures — especially reinforced concrete beams, columns, and slabs affected by coastal chloride exposure.

Investment property engineering

Structural engineering for multi-family rental properties, short-term rental conversions, and hospitality investment properties — scoped to the ownership's permit and insurance needs.

Our Process

How the work moves

  1. 01

    Consultation

We review the commercial program — tenant use, site, budget, and target opening date — and outline the structural, code, and permit path before quoting the work.

  2. 02

    Site Visit & Proposal

After completion of the site visit, a detailed estimate will be sent to the client outlining the scope of work to be provided by Campbell Engineering, along with a project delivery schedule. Upon acceptance of the proposal and receipt of a mutually agreed retainer payment, the project will be scheduled to commence the design and engineering.

  3. 03

    Engineering & Architectural Design

We send a proposed commercial structural layout for your review and approval. Once approved, we complete the full PE-stamped drawing set for final review. Our services include comments from your contractor and Monroe County or city building department officials.

Answers

Frequently asked questions

What types of commercial projects require a licensed engineer in Florida?
Any commercial project involving structural alterations, additions, or new construction requires a licensed structural engineer in Florida. That covers restaurants, retail, offices, hospitality, tenant improvements that change load paths, and rebuilds after storm damage. If Monroe County or an incorporated Keys city is reviewing a commercial set that modifies structure, plan on sealed PE drawings before permit release.
Can you provide engineered, stamped drawings for commercial permitting in the Keys?
Yes. We provide engineered, stamped drawings for commercial permitting throughout the Florida Keys. Every commercial set carries our Florida PE seal (#79269) and is detailed for Keys wind, flood, and local land-development review.
How do Florida Keys building codes differ for commercial construction?
The Florida Keys follow the statewide Florida Building Code, with two key regional requirements: a 180-mph wind speed design standard and flood-resistant design for coastal areas. Aside from those wind and flood provisions, the code requirements match the rest of Florida.
Do you work with contractors and developers on design-build projects?
Yes. We work with contractors and developers on design-build projects across the Florida Keys. We coordinate sealed structural sets with the builder's schedule, respond to RFIs during construction, and keep commercial permitting packages aligned with how the job will actually be built — not a set that forces field changes after award.
What is the commercial permitting process in Monroe County?
The commercial permitting process in Monroe County involves plan reviews by the local building department to confirm the design meets both the Florida Building Code and the land development code specific to that jurisdiction. Upper Keys files route through Plantation Key; Middle and Lower Keys through the Marathon office. Incorporated cities — Marathon, Key West, Islamorada, Key Colony Beach — run their own commercial intake alongside or instead of county review.
